  • Accounting - issuing levy notices; monitor and arrange for recovery of levy arrears; pay invoices; provide quarterly accounts paid summary; provide statutory reconciled accounts including Balance Sheet, Statement of Income and Expenditure and Levy Report; arrange for preparation and lodgment of Annual Tax Return; assist auditors; prepare and manage the Administrative and Sinking Fund Budgets; prepare and lodge GST Activities Statements.
  • Insurance - arrange valuations, renewals and quotations; submit quotations to the Executive Committee; prepare and lodge insurance claims.
  • Secretarial - maintain the Strata Roll, Minute Book, Correspondence, and Legal Notices under sections 118, 119 and 120 of the Strata Schemes Management Act; maintain the common seal; prepare and attend General and Executive Meetings; issue Minutes of Meetings; attend to By Law queries; issue notices to comply with By Laws; attend to written and oral communication.
  • Repairs & Maintenance - arranging appropriately qualified contractors to attend to repairs and maintenance; obtain quotations for repairs and replacement of Common Property; liase with contractors and execute contracts under the Home Building Act 1989 (NSW).
  • Tribunal Proceedings - prepare documentation for Court and Tribunal proceedings; liase with legal representatives; represent the Owners Corporation in tribunal and court proceedings (at an additional charge).
